Agree on a practical showing schedule
Discuss notice periods and appointment procedures with your REALTOR®. Greater flexibility may make it easier for buyers to visit, but your household’s needs matter too. Use confirmed appointments and approved access arrangements rather than leaving doors unlocked.
Make rooms feel bright and comfortable
Open blinds when privacy and conditions permit, turn on suitable lights and check that bulbs work. In Winnipeg’s darker winter afternoons, exterior entry lighting can be particularly helpful. Keep the temperature comfortable and ensure walkways are safe.
Use a simple pre-showing cleaning routine
Make beds, clear kitchen counters, wipe bathroom surfaces, empty garbage and tidy the entryway. Keep shoes and coats organized. A short checklist near the door can help everyone in the household remember the essentials.
Avoid strong fragrances and noise
Fresh air and routine cleaning are preferable to heavy air fresheners or scented candles, which some visitors may find unpleasant. Turn off loud televisions and music. If possible, allow buyers to view the home without the owner present so they can discuss it comfortably.
Plan ahead for pets and children
If practical, take pets with you or arrange safe care during showings. If an animal must remain, agree on secure arrangements and clear instructions with your agent. Do not leave pets loose where they may escape or interact unexpectedly with visitors.
Protect privacy and valuables
Put away medications, jewellery, financial papers, keys, firearms and other sensitive or hazardous items. Secure computers and devices. Your REALTOR® can explain showing procedures and how access is managed, but sellers should still take basic precautions.
Reset after each appointment
Check windows and doors, return thermostats and lights to your preferred settings, and note any maintenance issues. Ask your REALTOR® to summarize meaningful feedback over time so you can distinguish recurring concerns from one-off preferences.
