Walk through every room with fresh eyes
Make a room-by-room list of scuffed walls, dripping taps, loose handles, burned-out bulbs, damaged trim and cluttered surfaces. Photograph each space to spot distractions. Separate essential repairs from optional upgrades so you can prioritize effectively.
Check walls, ceilings and signs of moisture
Clean visible marks and consider neutral paint where surfaces are worn or colours are highly personalized. Investigate stains or moisture rather than painting over an unresolved problem. Addressing the underlying issue and documenting repairs is more important than hiding a symptom.
Evaluate flooring and high-traffic areas
Clean carpets and hard floors thoroughly, and repair damaged or loose surfaces where appropriate. Replacing all flooring is not automatically necessary. Weigh visible wear, competing homes and the cost of improvement before making a larger investment.
Make doors, windows and fixtures work properly
Check that doors latch, windows operate safely, faucets do not leak and light fixtures work. Repair cracked glass or faulty hardware with qualified help when needed. Functional details matter during buyer visits and may become issues during inspections.
Deep-clean kitchens and bathrooms
Pay particular attention to sinks, tubs, tile grout, appliances, cabinet fronts and ventilation. Clear countertops to reveal usable workspace. Remove excess toiletries and store cleaning supplies safely. A clean, fresh-smelling home is preferable to one heavily scented to mask odours.
Organize storage and personal items
Buyers often want to understand closet, pantry, basement and garage capacity. Reduce excess belongings and arrange remaining items neatly. Secure personal documents, medications, valuables and sensitive information before photographs and showings.
Prepare for professional listing photos
Finish cleaning and repairs before the photographer arrives. Open window coverings where appropriate, replace inconsistent or non-working bulbs and remove temporary clutter. Present rooms accurately; buyers should not discover a materially different condition when they visit.
