October 27, 2026 | Winnipeg Real Estate Market Update
Canada's housing market is making headlines again, and this time the Canadian Real Estate Association (CREA) has revised its expectations for the remainder of 2026 and into 2027.
The latest forecast points to fewer home sales nationally this year, followed by a modest recovery next year.
But what does that actually mean if you own a home in Winnipeg, are thinking about buying, or are planning a move in 2027?
The answer might be different than the national headlines suggest.
What Is CREA Predicting for Canada's Housing Market?
In its October 16, 2026 forecast, CREA projected that Canadian home sales would decline by approximately 5.2% in 2026 compared with the previous year.
The national average home price is expected to increase by just 0.2%, suggesting relatively flat prices across the country.
Looking ahead to 2027, CREA anticipates a 4.4% increase in sales activity and a modest 1.2% rise in average home prices.
These forecasts reflect continued affordability challenges, mortgage rate uncertainty and differing market conditions across the country.
But national averages don't tell the whole story.
Winnipeg's Housing Market Is Telling a Different Story
According to the Winnipeg Regional Real Estate Board's September 2026 market report, buyers across the region are seeing more available properties, while sales activity has slowed compared with last year.
Here's what the latest figures show:
4,234 active MLS® listings, up 14% from September 2025.
1,250 MLS® sales, down 10% year-over-year.
Detached home average price of $467,687 year-to-date, up 3%.
Condominium average price of $288,751 year-to-date, up 2%.
These figures cover the broader Winnipeg Regional Real Estate Board market area.
What's interesting is the combination of rising inventory, fewer transactions and average prices that remain higher than last year.
In other words, Winnipeg's market is showing signs of becoming less competitive for buyers, but that doesn't automatically mean home values are declining.
It's also important to remember that average prices can be influenced by the types and locations of homes being sold. They don't necessarily reflect the change in value of any particular property.
What Does This Mean for Winnipeg Home Buyers?
For buyers, increased inventory can be welcome news.
More available properties may mean additional choices, more time to compare homes and potentially greater negotiating opportunities in certain neighbourhoods or price ranges.
However, that doesn't mean every property is sitting on the market or that competition has disappeared.
Well-priced homes in desirable locations can still attract significant interest.
If you're planning to buy in 2027, focus on your budget, mortgage affordability and the availability of homes that meet your needs rather than trying to predict the perfect moment to purchase.
What Should Winnipeg Home Sellers Know?
If you're considering selling in the next six to twelve months, the changing market makes preparation especially valuable.
When buyers have more properties to choose from, pricing, presentation and marketing become even more important.
A successful sale begins with understanding your home's value in today's market, not simply relying on what a neighbour's property sold for last year.
This is also a great time to start preparing for a spring or summer 2027 move.
Consider completing minor repairs, reviewing potential improvements and having professional exterior photographs taken while your landscaping still looks its best.
At the Mike Buenaventura Team, we offer professionally edited exterior photographs as part of our pre-listing planning process, allowing homeowners to capture their property at its best even if they're not ready to sell immediately.
Thinking About Downsizing?
For Winnipeg homeowners considering downsizing, the current market creates another important consideration.
It's not just about selling your existing home. It's also about finding the right next property.
Whether you're considering a condominium, bungalow or another low-maintenance option, understanding the costs and timing of both transactions is essential.
With condominium inventory and pricing varying by building and neighbourhood, planning ahead can help you make a more informed decision.
Our team can help you explore available options, estimate your current home's value and build a timeline that works for you.
Is Winnipeg Heading Into a Buyer's Market in 2027?
It's too early to make that declaration based on one month's statistics.
While increased inventory and slower sales can shift negotiating conditions, the balance between buyers and sellers varies significantly by neighbourhood, property type and price range.
The CREA forecast suggests a modest national recovery in 2027, but Winnipeg's actual performance will depend on local supply, demand and borrowing conditions.
The takeaway? Don't make a Winnipeg real estate decision based solely on a Canadian housing headline.
